<p>When your current housing arrangement does not meet your wants or needs, you have two options in front of you &#8212; you can add on to your home, or you can purchase a new home that meets your criteria. While purchasing a new home is certainly an option, many homeowners purchased or acquired their current home for a variety of specific reasons,<span id="more-160"></span> so moving is likely a last-resort option. However, when weighing out the overall costs and benefits of remodeling or upgrading your home, is it worth the price tag?</p>
<p>One of the most important factors in determining whether moving or upgrading is a better option for you is how happy you are with your home, and its location. If you like your neighborhood, you have an emotional attachment to your home, or you just really like your house, the costs associated with remodeling your home are almost guaranteed to be justified so long as you deal with a reputable construction company. <p>There are many factors you need to consider when shopping for a home; how much you can afford is likely at the top of the list. Your budget affects your choice of home, the neighborhood it is in, size and other features. Your financial situation is also a deciding factor on which type of financing will work for you.</p>
<p>Lenders will<span id="more-157"></span> look at more than just income when considering you for a loan and determining the size of a loan you can qualify for. You may find some creative financing options that help boost your purchasing power.</p>
<p>Pre-Qualification or Pre-Approval</p>
<p>New homebuyers can have their real estate agent or lender pre-qualify them for a loan. This is a quick process that can give you an idea as to the amount of a mortgage you can afford. Pre-approval is a more formal process where a lender verifies all data and agrees in advance that you are qualified for a specific amount. A pre-approval document is much better than a pre-approval letter when demonstrating your strength as a homebuyer.</p>
<p>Important Factors to Lenders</p>
<p>Lenders will use several factors to determine how much money they will loan you, including:</p>
<p>&#8226;	Gross monthly income<br />
&#8226;	Credit history<br />
&#8226;	Outstanding debt<br />
&#8226;	Savings<br />
&#8226;	Your choice of financing<br />
&#8226;	Current interest rates</p>
<p>Lenders will gather your financial data to calculate two important ratios; your debt-to-income ratio and your housing expense ratio, to determine how much they will loan you.</p>
<p>Debt-to-income ratio is your total monthly debt (car payment, student loans, credit cards, etc&#8230;) compared to your total gross income. Lenders like to see monthly debt at no more than 36 percent of gross monthly income. </p>
<p>Housing expense ratio is the amount of your mortgage payment compared to your gross monthly income; your mortgage payment should not be more than 28 to 33 percent of gross monthly income.</p>
<p>Lenders may be more lenient with the ratios if the buyer can make a large down payment. Many mortgage terms are negotiable. There are other ways you can improve your purchasing power.</p>
<p>Gifts are nice! Lenders will allow you to use gift funds for your down payment. A fr<br />

iend or relative can give you the money and sign a gift letter which states that the money is a gift, not a loan that must be repaid. </p>
<p>You can negotiate closing costs; a good real estate professional will provide advice on this and include seller concessions in the purchase agreement. Seller concessions are when the seller agrees to pay a certain amount of allowable closing costs.</p>
<p>There are many government loan programs with special terms to help first-time homebuyers qualify. Some may include reduced interest rates, lower or no down payments and other helpful features. Your real estate agent and your lender should be able to provide information on the various loan programs available to you.</p>
<p>The various loan types with long or short terms, adjustable or fixed interest rates should be considered depending on your mortgage needs. There are significant differences between different loan types that can make one more beneficial than another depending on your individual situation.</p>

My girlfriend has a very high debt to income ratio and will likely file bankruptcy due to high credit card debt.  I can&#039;t buy anything with her in that shape. 			<content:encoded><![CDATA[<p>Most of the landlords are familiar with the term Home Information Packs. HIP&#8217;s basically contain two types of documentation: Compulsory information &#038; Optional information.</p>
<p>Compulsory Information &#8211; It contains information regarding the Sale Statement, Property Information Questionnaire (PIQ), Evidence of Title and Energy Performance Certificate (EPC), sustainability information (required for newly<span id="more-151"></span> built homes), sale statement and standard searches (local authority, drainage and water). If a landlord is letting his or he property on lease, they must provide a copy of the lease.</p>
<p>Optional Information &#8211; This contains information such as the legal summary, home use/contents form, specialised search reports (e.g. a mining search) and the Home Condition Report, a legal report on the physical condition of the property that brings to light any problems which will incur repair costs.</p>
<p>Landlords are required to provide a (HIP) if they are marketing residential property. Since HIP contains vivid information regarding the property, prospective home buyers can be rest assured of making the right choice with regard to buying a property.</p>
<p>History About HIP:</p>
<p>Home Information Packs (HIPs) were first introduced by the Government in December 2007 to speed up the property transaction process. In December 2008, Some changes were announced to it. This included the introduction of a new Property Information Questionnaire that provides a summary of information about the property in one place, helping buyers make decisions about whether to view a property, and ultimately whether to make an offer.</p>
<p>From this perspective, HIP holds abundant prominence for both landlords and prospective buyers of property.</p>
<p>If you are a prospective home buyer, you may wonder who is responsible for obtaining a HIP. It is the party selling a property that is responsible for providing a Home Information Pack. If you are a buyer, you have the right to receive a copy of the Home Information Pack, except where the seller believes that the buyer can&#8217;t afford the property, isn&#8217;t genuinely interested or is a risk to it. However, if you feel you&#8217;re being unlawfully denied a copy, you can contact a local authority trading standards officer who will look into the case.</p>
<p>Rather than risking your property and suffering heavy losses at a later stage, you can safeguard your property with HIP. Apart from the scores of advantages an HIP has, there are some exceptions that you must keep in mind. You will not need it for:</p>
<p>&#8226;	properties that are limited by law to use as holiday accommodation for occupation for less than 11 months per year</p>
<p>&#8226;	properties where there is no marketing (e.g. selling to a member of your family)<br />
<br />&#8226;	non-residential properties</p>
<p>&#8226;	mixed sales (e.g. shop with flat)</p>
<p>&#8226;	right to buy and similar sales</p>
<p>&#8226;	sales of portfolios of properties</p>
<p>&#8226;	unsafe properties and properties to be demolished</p>
<p>If you keep these things in mind, then you can be rest assured of making the right choice.</p>

HUD will also pay 3% toward buyers closing cost and offer some great homes at very affordable prices.</p>
